Advantages of Asphalt Seal Coating:
  • Provides a beautiful fresh new look.
  • Protects your asphalt paving from sunlight fading, drying out due to oxidation, natural aging, cracking, damage due to water, gas, oil and road dirt.
  • Restores vital asphalt oils.
  • Prevents water penetration in your asphalt.
  • Replaces the surface lines that have been lost due to raveling.
  • Dries to a velvety black color.
  • Easier to clean and maintain the asphalt
  • Increases the aesthetic value of property and/or residence.

R. Mark Richard sealing provides the thickest coating in the business. We strive to apply thick sealer. This will be smooth and last for years. We achieve this by applying two coats of sealer and we allow first coat to dry well before we apply the second coat.

R. Mark Richard sealer has the highest concentrate of emulsion and copolymer for long lasting properties. Also high volume of latex helps with many of its superpowers.

There are many benefits to seal coating your parking lot asphalt. Think of seal coating as a preventative maintenance for your asphalt; similar to how you paint your home to keep the weather from deteriorating the wood. Seal coating the asphalt seals the small cracks that can turn into large cracks, and prevents water from seeping down to the base material. The dark black color of newly applied sealcoat improves the appearance of new and old asphalt, improving the appearance of your parking lot.

Seal coating can preserve the resilience of asphalt surfaces and help hide small cracks, patches and rough spots as well as making traffic lines on parking lots more visible. Sealcoat that is applied correctly makes your asphalt driveway look cleaner because rain washes dirt and debris easily away from the smooth, non-porous surface.

Seal coating acts as a waterproofing agent, minimizing the rate at which water enters the asphalt. Seal coating asphalt prevents the seepage of water and moisture from rain and snow, thus preventing damage from freeze thaw cycles which are common reasons your driveway or parking lot begins forming cracks, or even worse, alligator cracks. Sealcoat is a dark, black colored material and when applied helps attract more heat from the sun. The hotter the seal coating on the asphalt gets, the more pliable it becomes, which helps it to withstand traffic without cracking.

Seal coating leaves a smooth, clean surface ideal for sweeping, which lowers cleaning costs and gives a fresh and new look, similar to painting your home or business. It fills surface voids, which reduces exposure to oxygen and UV rays and reduces the depth to which oil or gas can penetrate the asphalt. The intrusion of moisture into asphalt accelerates its deterioration and is strongly related to asphalt distress. Seal coating seals the asphalt pavement, preventing the oxidation and erosion of the top layer and replaces fine particles lost from the asphalt surface due to oxidation on older pavements. It also resists gas, diesel fuel, oil, salt and chemical penetration which will break down the bond between the aggregate and the liquid asphalt. The price of asphalt will always be affected by crude oil prices, which fluctuate when supplies vary. Seal coating preserves asphalt for pennies per square foot, verses the dollars needed to repair and or replace damaged asphalt.

Save Money & Long Term Costs
By maintaining your asphalt pavement surfaces, you effectively help double their life span. A small investment now can save thousands, even millions (depending on the size of your paved areas). When you implement a pavement maintenance regimen early on, consisting of regular seal coating every 2-4 years, as well as routine crack sealing, you help stop the most common causes of premature pavement failure. This results in having to re-pave less often and translates to dramatic savings in your pavement budget. You also help minimize liability risks and eliminate safety hazards. When weighing the small cost of seal coating vs. pavement replacement, it is clear that that a proper pavement maintenance routine is the best solution to preserve your investment, and maximize your driveway, parking lot, or road-ways life span.

Increase The Value & Appeal of Your Property
Parking lot seal coating goes hand in hand with other routine maintenance for your home or business and could play an important role when selling your property. Just like landscaping, such as mowing the lawn regularly, pruning trees, trimming hedges and bushes helps make your property as beautiful as possible. Seal coating provides a dramatic enhancement to the appeal and attractiveness of your property. It is the ultimate enhancement of your overall landscaping. Over time, asphalt loses its black color and takes on a gray, faded, oxidized look. The sealcoat we apply restores the deep, dark, black as night color that looks even better than brand new pavement. By providing consistent pavement maintenance while your pavement is still fairly new, you help retain your pavement investment and maximize its life span. If you were buying a car, would you rather have one that had the oil changed every 3,000 miles, or one that didn't have the oil changed till the engine started to fail?

Protection from Sunlight & UV Rays
Seal coating your pavement protects it from the damaging effects of sunlight and ultra violet (UV) rays. As pavement ages, the asphalt binder or "glue" used to hold the sand and stone particles together begins to break-down. This causes this binder to release the sand and stone particles that your asphalt is composed of. Over time, your pavement begins to wear thinner and thinner. Left untreated for extended periods of time, a condition known as raveling begins to occur. Raveling is a condition most notable when the pavement takes on an extremely rough and porous texture appearance. The increased porosity traps dirt and moisture and makes the surface harder to clean and take longer to dry. As the pavement continues to dry out, it loses flexibility and becomes brittle. The increased brittle nature of the pavement makes it more prone to cracking and stress damage. By seal coating, you have the benefit of maintaining a more flexible surface with an increased resistance to cracking and stress damage. The continuous oxidizing and loss of flexibility causes your asphalt pavement to become more sensitive to hot and cold temperature extremes. In addition, it is more prone to cracking and other stress related damages.
